Should You Sell Before You Buy?

Navigating the Timing of Two Transactions

Deciding whether to sell your current home before buying your next one is one of the biggest timing challenges in real estate. Each approach has its pros and cons and your decision often depends on how comfortable you are with financial overlap and how competitive the market is.

If you sell first, you’ll know exactly how much equity you have to work with and can make stronger offers without relying on a “sale of property” condition. The downside? You may need temporary housing or storage if your next home isn’t ready in time.

If you buy first, you secure your next home before letting go of your current one. This is ideal if you’ve found something special or are moving into a new build with a flexible possession date. However, this approach can be risky if your existing home doesn’t sell quickly.

That’s where a conditional offer can protect you. A Sale of Buyer’s Property condition allows you to make an offer on a new home while giving you a set period to sell yours. The seller may still accept other offers during that time (known as a “48-hour clause”), so you’ll need to be ready to act fast if another buyer steps in.
