Canadian Market Update –
National home sales rose 1.1% in August, marking the best August since 2021 and the fifth straight monthly gain. Inventory levels remain below average at 4.4 months, and prices are holding steady with the national average at $664,078 (+1.8% year-over-year).

New Brunswick Market Update –
Across New Brunswick, sales activity in August showed steady demand, supported by balanced inventory levels and strong buyer interest in key markets like Greater Moncton. Prices have held relatively stable, with modest year-over-year movement, reflecting a healthy and balanced market.

How Long Does It Really Take to Build a Home?

Building a home from the ground up is a process that involves many steps, inspections, and moving parts. While timelines vary depending on the builder, lot, weather, and customization choices, here’s a general breakdown of what to expect:

1. Planning & Permits (1–2 months)

  • Finalizing floor plans, selections, and builder contracts.

  • Obtaining municipal permits and lot surveys.

2. Foundation (2–4 weeks)

  • Excavation, footings, and pouring the foundation.

  • Curing time for concrete is crucial before building upwards.

3. Framing (1–2 months)

  • Structural skeleton goes up, followed by roof trusses, sheathing, and windows/doors.

  • Weather can speed up or slow down this phase significantly.

4. Mechanical & Rough-Ins (1–2 months)

  • Plumbing, HVAC, and electrical systems installed.

  • Inspections are required before moving forward.

5. Interior & Exterior Finishes (2–3 months)

  • Drywall, flooring, cabinetry, paint, siding, roofing, and fixtures.

  • Choices here can add time if materials are backordered or custom.

6. Final Touches (2–4 weeks)

  • Landscaping, driveways, and final inspections.

Average Timeline: 8–12 months from permit approval to completion.

Allowances for Delays:

  • Weather: Heavy rain, snow, or freezing conditions can stall progress.

  • Supply Chains: Backordered materials or fixtures may extend timelines.

  • Customization: Unique requests or last-minute changes require extra time.

The best advice? Build in flexibility. Expect that your home may take a few weeks longer than the “ideal” schedule and keep close communication with your builder and REALTOR® throughout the process.
