Moncton Market Update – July 2025
In July 2025, Moncton’s real estate market showed stability with a touch of opportunity.
333 homes sold (down 3.5% year-over-year), while the average price rose 4.8% to $379,603. Homes are taking a bit longer to sell (median 33 days), but sellers are still getting 97.9% of their asking price. Inventory is growing, with new listings up 9.3% and active listings up 21.2%, giving buyers more choice.
Overall, steady price growth shows demand remains strong, but buyers now face less pressure thanks to increased supply. Sellers, meanwhile, need to stay competitive with solid pricing and presentation. Province-wide, New Brunswick is trending toward a more balanced market with more inventory and steady prices—making strategy and negotiation essential for both buyers and sellers moving forward.
