Should You Sell Before You Buy?

Navigating the Timing of Two Transactions

Deciding whether to sell your current home before buying your next one is one of the biggest timing challenges in real estate. Each approach has its pros and cons and your decision often depends on how comfortable you are with financial overlap and how competitive the market is.

If you sell first, you’ll know exactly how much equity you have to work with and can make stronger offers without relying on a “sale of property” condition. The downside? You may need temporary housing or storage if your next home isn’t ready in time.

If you buy first, you secure your next home before letting go of your current one. This is ideal if you’ve found something special or are moving into a new build with a flexible possession date. However, this approach can be risky if your existing home doesn’t sell quickly.

That’s where a conditional offer can protect you. A Sale of Buyer’s Property condition allows you to make an offer on a new home while giving you a set period to sell yours. The seller may still accept other offers during that time (known as a “48-hour clause”), so you’ll need to be ready to act fast if another buyer steps in.

CREA Updates Resale Housing Market Forecasts for 2025 and 2026

Canadian and New Brunswick Housing Market Outlook for 2025–2026

The Canadian Real Estate Association (CREA) has released its updated housing market forecast for 2025 and 2026. The numbers show a steady national picture and continued strength in New Brunswick’s market.

Canada Overview

After a year of mixed results, home sales across Canada are expected to dip slightly in 2025 before rebounding in 2026. CREA projects about 473,000 homes will sell through the MLS® System in 2025, a small 1.1% drop from 2024. Sales are then forecast to rise to roughly 509,000 in 2026, a healthy 7.7% increase.

Average prices are following a similar pattern. Nationally, the average home price is expected to be around $676,700 in 2025, down just 1.4% from 2024, before climbing back to about $698,600 in 2026. This means prices are holding steady near record levels and are expected to rise again as market confidence improves.

New Brunswick Market

New Brunswick continues to show stable and consistent growth. CREA forecasts about 9,657 residential sales in 2025, up 1.9% from 2024. Activity is expected to grow again in 2026, reaching about 10,000 transactions, a 3.7% increase.

Prices in the province are also on an upward trend. The average home price is expected to reach $348,000 in 2025 and rise to $356,000 in 2026. Although the pace of growth is moderating compared to the last few years, New Brunswick remains one of the most affordable and resilient markets in the country.

What This Means for Buyers and Sellers

For buyers, the national slowdown in 2025 could provide a small window of opportunity before prices begin climbing again. In New Brunswick, steady growth and affordable prices continue to make it an attractive market for both first-time buyers and those relocating from higher-cost provinces.

For sellers, the outlook remains positive. Demand in New Brunswick is expected to stay strong thanks to population growth, lifestyle appeal, and continued affordability relative to much of Canada.

The Bottom Line

Canada’s housing market is stabilizing after a period of uncertainty, and New Brunswick continues to stand out for its balance and steady upward momentum. As 2026 approaches, both national and local forecasts point to renewed growth and sustained confidence in the market.

Building a home from the ground up is a process that involves many steps, inspections, and moving parts. While timelines vary depending on the builder, lot, weather, and customization choices, here’s a general breakdown of what to expect:

1. Planning & Permits (1–2 months)

  • Finalizing floor plans, selections, and builder contracts.

  • Obtaining municipal permits and lot surveys.

2. Foundation (2–4 weeks)

  • Excavation, footings, and pouring the foundation.

  • Curing time for concrete is crucial before building upwards.

3. Framing (1–2 months)

  • Structural skeleton goes up, followed by roof trusses, sheathing, and windows/doors.

  • Weather can speed up or slow down this phase significantly.

4. Mechanical & Rough-Ins (1–2 months)

  • Plumbing, HVAC, and electrical systems installed.

  • Inspections are required before moving forward.

5. Interior & Exterior Finishes (2–3 months)

Moncton Market Update – July 2025

In July 2025, Moncton’s real estate market showed stability with a touch of opportunity.

333 homes sold (down 3.5% year-over-year), while the average price rose 4.8% to $379,603. Homes are taking a bit longer to sell (median 33 days), but sellers are still getting 97.9% of their asking price. Inventory is growing, with new listings up 9.3% and active listings up 21.2%, giving buyers more choice.

Overall, steady price growth shows demand remains strong, but buyers now face less pressure thanks to increased supply. Sellers, meanwhile, need to stay competitive with solid pricing and presentation. Province-wide, New Brunswick is trending toward a more balanced market with more inventory and steady prices—making strategy and negotiation essential for both buyers and sellers moving forward.

The Moncton real estate market in June 2025 showed signs of stabilization after several years of rapid growth and tight inventory. While sales edged up slightly year-over-year, the more notable shift was in inventory: active listings rose significantly, giving buyers more options and reducing the intense competition seen in recent years. Although prices remain elevated, growth has slowed, and properties are taking longer to sell, suggesting that urgency is easing, and negotiation power is becoming more balanced.
